Each visit: new past-retreats into your gallery, a seasonal & pricing refresh, an SEO/AEO health check with fresh content, a booking-and-forms check, and a short read on your calendar's health. You own your site with or without a plan — this just keeps our hands on it.

Founding venues

Our first few, at a founding rate.

A small founding cohort comes in at roughly 25–30% off a bundle, in exchange for sharing the results — the before-and-after of a calendar that fills. We'd rather prove it than promise it.

Two kinds of payback

The math nobody does for you.

The rebooking math

Keep your listing — it's working. But when a host you've already vetted comes back for year three, the platform takes its cut of a relationship you built. Three repeat groups rebooked direct pays for this site every single year. Your listing never knows the difference.

The asset math

Selling someday? A venue with its own booking engine, a documented retreat history, and an owned inquiry list is worth more on the day you list it — and the website conveys with the property. You're not spending on your last seasons; you're improving the thing the next owner pays for.

How it works

Simple, and in writing.

50 / 50

Half to begin, half at launch (milestones on larger builds). No surprise invoices. Cash flow runs seasonal at every venue we know — tell us your season and we'll shape the schedule.

Two revision rounds

Per deliverable, plus a 14-day fix window after launch — so it lands right. After that: $95/hr for one-off asks, or a care plan. No other number, ever.

You own the recurring

Hosting, domain, booking tool, email — all in your own accounts, never locked to us.

The whole cost, on the table

What you'll pay beyond us.

Because you own everything, the running costs are yours — and they're small. Here's every out-of-pocket expense, plainly. We never mark these up and never bill them through us.

What does it cost to run the site each year?
Your domain (about $15–20 a year) and hosting — which for a site built our way is typically $0 a month on the standard free tiers of the major hosts. A venue that owns everything usually spends $20–60 a year total to keep the lights on. Both live in your accounts; we set them up during the build.
Does the availability calendar cost monthly?
No. It mirrors your own calendar — Google, Airbnb, VRBO, or any reservation system — through the universal calendar standard. No subscription, no added software, no fees.
Do I have to buy a booking tool?
Only if you want one — they're worth it when you want deposits collected automatically. The subscription is yours, in your account, and we quote its real monthly cost in your proposal before you decide. If you'd rather take deposits the way you do today, the site works beautifully without one.
What about photography?
Often nothing: we art-direct and grade the photos you already have, and that's included in the build. If the property deserves more, the optional Media Capture Day — real-estate-trained photo and video crews for photos, Matterport 3D tour, floor plans, video, and drone — is quoted flat, up front.
And email, if my list grows?
Email platforms are free at the list sizes most venues run, and roughly $10–30 a month once your list is big enough to be making you real money. Yours, in your account, like everything else.
Can I make updates myself?
Yes. Every build includes a simple editing screen — no code, no developer — where you (or whoever runs your office) can change photos, rates, dates, and copy yourself. We hold every build to the five-minute test: a non-technical owner has to be able to swap a photo, change a price, and rewrite a paragraph in under five minutes, unaided. If you'd rather never log in, that's what the Lamplighter is for.

Everything above stays in your name whether we work together for a season or for years — that's the point.
